<p class="wp-block-paragraph">According to analysis from&nbsp;<em>ResiClub&nbsp;</em>of&nbsp;<em>Census&nbsp;</em><a href="https://www.resiclubanalytics.com/p/the-share-of-mortgage-free-homeowners-just-hit-a-new-high-housing-market" rel="noreferrer noopener" target="_blank">data</a>, more than&nbsp;<strong>40% of U.S. owner-occupied homes are mortgage-free&nbsp;</strong>–<strong>&nbsp;</strong>an all-time high for this data series. That means&nbsp;<strong>4 in 10</strong>&nbsp;homeowners own their homes free and clear (<em>see graph below</em>):</p>



<p class="wp-block-paragraph"><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250924/20250925-40-Percent-of-Homeowners-Are-Now-Mortgage-Free-original.png" rel="noreferrer noopener" target="_blank"></a>One big reason for this trend? Demographics. As Baby Boomers age and stay in their homes longer, many have had the time to fully pay off their mortgages. You might be in that group too and not even realize just how much buying power you now have. It’s time to change that.</p>

And those agents are seeing increases in almost every region of the country (<em>see graph below)</em>:</p>

You could buy a smaller, less expensive home and have lower costs, less upkeep, and more flexibility to enjoy what matters most. All while staying debt and stress free.</p>

<p class="wp-block-paragraph">If you’ve ever typed your address into Zillow and gotten a “Zestimate,” you’ve likely felt a mix of emotions: excitement, confusion, maybe even a little disbelief. You may be asking yourself, “Is this <em>really</em> what my home is worth?!. Sometimes the number seems spot on. Other times, it’s <em>way</em> off. And if you’re in Montana? The odds of that number being accurate are even lower.</p>



<p class="wp-block-paragraph">Here’s why those online estimates often miss the mark — and what to do instead if you want to know your home’s <em>true</em> value.</p>



<p class="wp-block-paragraph">❗<strong> Montana is a Non-Disclosure State..Here is Why That Matters</strong></p>



<p class="wp-block-paragraph">Zillow doesn’t have access to actual sale prices in Montana.</p>



<p class="wp-block-paragraph">Because Montana is a <strong>non-disclosure state</strong>, <strong>real estate sales are not public record</strong>. This means that websites like Zillow, Redfin, or Realtor.com can’t see what homes actually sell for — they’re working with limited, incomplete data.</p>



<p class="wp-block-paragraph">What you’re seeing in a Zestimate is an algorithm’s best guess based on broad trends, old data, national averages, and nearby listings. It’s not an evaluation of your specific property, and definitely not a substitute for a professional analysis from someone with access to MLS-verified sales.</p>



<p class="wp-block-paragraph">🔍<strong> What Online Estimates Miss</strong></p>



<p class="wp-block-paragraph">Real estate algorithms don’t know:</p>

<p class="wp-block-paragraph">It’s not about making your house look super trendy or like it belongs in a magazine. It’s about helping it feel welcoming and move-in ready, so it&#8217;s easy for buyers to picture themselves living there.</p>



<p class="wp-block-paragraph">It’s important to understand there’s a range when it comes to staging. It can include everything from simple tweaks to more extensive setups, depending on your needs and budget. But a little bit of time, effort, and money invested in this process can really make a difference when you sell – especially in today’s market.</p>

<p class="wp-block-paragraph">The best part is, odds are you don’t have to stage your whole house to make an impact.&nbsp;<a href="https://www.nar.realtor/research-and-statistics/research-reports/profile-of-home-staging" rel="noreferrer noopener" target="_blank">According</a>&nbsp;to NAR, here’s where buyers’ agents say staging can make the biggest difference (<em>see graph below</em>):</p>



<p class="wp-block-paragraph"><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250528/20250605-The-Importance-of-Staged-Rooms-original.png" rel="noreferrer noopener" target="_blank"></a>As you can see, agents who talk to buyers regularly agree, the most important spaces to stage are the rooms where buyers will spend the most time, like the living room, primary bedroom, and kitchen.</p>



<p class="wp-block-paragraph">While this can give you a good general idea of what may be worth it and what’s probably not, it can’t match a local agent’s expertise.</p>



<h4 class="wp-block-heading"><strong>How an Agent Helps You Decide What You Need To Do</strong></h4>



<p class="wp-block-paragraph">Agents are experts on what buyers are looking for where you live, because they hear that feedback all the time in showings, home tours, walkthroughs, and from other agents. And they&#8217;ll use those insights to give their opinion on your specific house and what areas may need a little bit of staging help, like if you need to:</p>

<p class="wp-block-paragraph">Nationally, inventory is growing, and that gives you more options for your move. But here’s what you need to know. That level of growth is going to vary based on where you live. And that’s why you need an agent’s local market expertise.</p>



<p class="wp-block-paragraph">Here’s a quick rundown of the current inventory situation, so you know what’s happening and what to expect.</p>



<h4 class="wp-block-heading"><strong>Significant Growth Across the Nation</strong></h4>



<p class="wp-block-paragraph">Nationally, the number of homes for sale is rising – and that’s true in all regions of the country. That’s shown in this&nbsp;<a href="https://www.realtor.com/research/data/" rel="noreferrer noopener" target="_blank">data</a>&nbsp;from&nbsp;<em>Realtor.com</em>. In each of the four regions, inventory is up at least 19% compared to the same time last year. In the West, it’s actually up almost 41% year-over-year (<em>see graph below</em>):</p>



<p class="wp-block-paragraph"><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250606/20250611-Inventory-Has-Improved-In-Every-Region-Compared-To-Last-Year-original.png" rel="noreferrer noopener" target="_blank"></a>There are two main reasons for this increase:</p>



<ul class="wp-block-list">
<li><strong>More sellers are listing their homes.</strong> Many homeowners have been waiting for mortgage rates to drop before making a move. Now, some have decided they can’t wait any longer. May had more <a href="https://www.realtor.com/research/may-2025-data/" target="_blank" rel="noreferrer noopener">new listings</a> than any May in the past three years.</li>



<li><strong>Homes are taking longer to sell.</strong> That means listings are staying on the market longer, which increases the total number of homes available. In May, the typical home took <a href="https://www.realtor.com/research/may-2025-data/" target="_blank" rel="noreferrer noopener">51</a> days to sell – much closer to what’s more typical for the market.</li>
</ul>



<p class="wp-block-paragraph">More homes for sale helps the market become more balanced. For the past few years, sellers have had the upper hand. Now, things are shifting. Nationally, it’s not a full-on buyer’s market yet, but it’s heading toward a healthier place, especially for homebuyers. Danielle Hale, Chief Economist at&nbsp;<em>Realtor.com</em>,&nbsp;<a href="https://www.realtor.com/news/trends/april-housing-trends-report-pending-sales/" rel="noreferrer noopener" target="_blank">explains</a>:</p>

<h4 class="wp-block-heading"><strong>How Much Growth We’ve Seen Varies by Area</strong></h4>



<p class="wp-block-paragraph">But, how long it’s going to take to achieve true balance is going to vary by area. Some parts of the country are seeing inventory bounce all the way back to normal levels, while others haven’t grown quite that much yet.</p>



<p class="wp-block-paragraph">Let’s take a look at another graph. This time, we’ll compare the current data (<em>what you already saw</em>) to the last normal years in the housing market (2017-2019).</p>



<p class="wp-block-paragraph">In this comparison, the green shows which regions are back at more typical levels for inventory based on the growth we’ve seen lately. The red shows where things have improved, but are still well below the norm (<em>see graph below</em>):</p>



<p class="wp-block-paragraph"><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250606/20250611-Inventory-in-the-West-and-South-Has-Improved-The-Most-original.png" rel="noreferrer noopener" target="_blank"></a>Here’s what that means for you. Across the board, you have more options now than you would’ve just one year ago. And that’s a really good thing. More choices means it should be a bit easier to find a home you love.</p>



<p class="wp-block-paragraph">But not all markets are the same – some will take a bit longer to get back to more typical levels. So,<strong>&nbsp;lean on a local agent to find out what the inventory situation looks like where you want to live.</strong>&nbsp;They’ll be able to tell you how much growth they’ve seen locally and how to tailor your home search based on what’s available in that area. This is just one of the reasons a local agent’s perspective matters.&nbsp;</p>

<p class="wp-block-paragraph">But here’s the thing, no one knows for sure where mortgage rates will go from here, and waiting could mean facing more competition, higher prices, and a lot more stress.</p>



<p class="wp-block-paragraph">What if&nbsp;<a href="https://www.simplifyingthemarket.com/en/2025/01/06/time-in-the-market-beats-timing-the-market/?a=1000032622-dba31a2e6a90758a195a01157df2e088" rel="noreferrer noopener" target="_blank">buying now</a>&nbsp;— before the spring rush — might actually give you the upper hand? Here are three reasons why that just might be the case.</p>

It also means you may have more negotiating power. According to the&nbsp;<em>Alabama Association of Realtors</em>:</p>

<p class="wp-block-paragraph">With homes staying on the market longer, sellers may be more willing to negotiate. As Chen Zhao, an Economist at&nbsp;<em>Redfin</em>,&nbsp;<a href="https://www.newsweek.com/housing-market-2025-where-when-buy-sell-experts-2004799" rel="noreferrer noopener" target="_blank">points out</a>:</p>

<p class="wp-block-paragraph">Historically, home prices tend to be at their lowest point in the winter months, too. According to&nbsp;<a href="https://www.nar.realtor/research-and-statistics/housing-statistics/existing-home-sales" rel="noreferrer noopener" target="_blank">data</a>&nbsp;from NAR, home prices last year were at their lowest in January, February, and March — right before the spring buying season kicked in (<em>see graph below</em>):</p>



<p class="wp-block-paragraph"><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250123/20250127-Home-Prices-Are-Usually-Lower-in-the-Off-Season-original.png" rel="noreferrer noopener" target="_blank"></a>This trend isn’t new —&nbsp;<em>Bright MLS</em>&nbsp;<a href="https://www.nestfully.com/blog/when-is-the-best-time-of-year-to-buy-a-house" rel="noreferrer noopener" target="_blank">shows</a>&nbsp;between 2010 and 2024, home prices in January and February were, on average, 15% lower than during the month of peak home prices (typically June). Buying in the off-season means you’re more likely to avoid paying the premium prices that come with the high demand of spring.</p>



<p class="wp-block-paragraph">On top of that, home prices generally appreciate over time, meaning they tend to go up year after year. That means if you’re ready to buy and you can make it happen, you’re not only taking advantage of what might be the lowest prices of the year, but you’re also locking in today’s price before it increases in the future.</p>



<h3 class="wp-block-heading">Bottom Line</h3>



<p class="wp-block-paragraph">While spring may seem like the obvious time to buy, moving before the peak season can give you significant advantages, like less competition, more negotiation power, and lower prices.</p>

That’s because when you own a home, you build equity — meaning your ownership stake in your home grows as you pay down your mortgage and your home&#8217;s value appreciates. And that, in turn, makes your net worth grow too.</p>



<p class="wp-block-paragraph">Maybe that’s why, according to the&nbsp;<em>National Association of Realtors</em>&nbsp;(NAR),&nbsp;<a href="https://www.nar.realtor/research-and-statistics/research-reports/highlights-from-the-profile-of-home-buyers-and-sellers" rel="noreferrer noopener" target="_blank"><strong>79%</strong></a><strong>&nbsp;of buyers believe owning a home is a good financial investment</strong>.</p>

But the reality is, over time, rent almost always goes up too. Take a look at the data and you can see that play out. According to&nbsp;<em>Census</em>&nbsp;<a href="http://www.census.gov/housing/hvs/files/currenthvspress.pdf%20(Q3%20$1,523)" rel="noreferrer noopener" target="_blank">data</a>, rents have significantly increased over the decades (<em>see graph below</em>):</p>

<p class="wp-block-paragraph">For the past few years, it’s been mostly a seller’s market. But dynamics are shifting as the number of homes for sale grows. And that means that the market is balancing out a bit. As a result, some sellers are finding they need to be more flexible to close a deal. One strategy that can help? Offering concessions.</p>



<p class="wp-block-paragraph">As the&nbsp;<em>National Association of Realtors</em>&nbsp;(NAR)&nbsp;<a href="https://www.nar.realtor/magazine/real-estate-news/sales-marketing/how-home-sellers-can-use-concessions-to-get-to-closing" rel="noreferrer noopener" target="_blank">explains</a>:</p>

<p class="wp-block-paragraph"><em>“As home inventory begins to grow and buyers regain some advantage in the market, sellers may consider offering more in negotiations to make the deal more attractive and get to the closing table.”</em></p>

<h4 class="wp-block-heading"><strong>What Are Seller Concessions?&nbsp;</strong></h4>



<p class="wp-block-paragraph">Concessions are homebuying costs that a seller agrees to cover as a way to get their house sold. And based on data from the&nbsp;<em>National Association of Realtors</em>&nbsp;(NAR), nearly 1 out of every 4 sellers (<a href="https://www.nar.realtor/magazine/real-estate-news/sales-marketing/how-home-sellers-can-use-concessions-to-get-to-closing" rel="noreferrer noopener" target="_blank">24%</a>) offered a concession in 2024. Here are a few of the most common types of concessions:</p>



<ul class="wp-block-list">
<li><strong>Covering Closing Costs:</strong> The seller pays for part (or all) of the buyer’s closing costs, like appraisal fees, title insurance, or loan fees. </li>



<li><strong>Price Adjustments:</strong> Instead of making repairs, a seller might lower the purchase price to make up for updates the buyer will need to tackle. </li>



<li><strong>Adding a Home Warranty:</strong> A seller may throw in a home warranty, giving the buyer peace of mind key repairs will be covered in the first year. </li>
</ul>



<p class="wp-block-paragraph">And don’t worry. This doesn’t mean you have to come up with more cash to make it happen. These are things that get subtracted from your profits at closing – not more funds you have to bring to the table.&nbsp;<strong>&nbsp;</strong>And not all concessions are about money.</p>



<p class="wp-block-paragraph">There are other extras you could throw in. Like, if your buyer is coming from an apartment and has never had a yard before, they may ask if you’d be willing to leave your lawn mower behind. That’s another lever you could pull to keep them happy.</p>



<h4 class="wp-block-heading"><strong>How Concessions Help Sellers&nbsp;</strong></h4>



<p class="wp-block-paragraph">Offering concessions can be a smart strategy for&nbsp;<a href="https://www.simplifyingthemarket.com/en/2025/02/05/the-3-biggest-mistakes-sellers-are-making-right-now/?a=1000032622-dba31a2e6a90758a195a01157df2e088" rel="noreferrer noopener" target="_blank">sellers</a>&nbsp;to get a deal done.<em>&nbsp;</em>As Dennis Shirshikov, Professor of Finance and Economics, City University of New York/Queens College told&nbsp;<em>The Mortgage Reports</em>:</p>

<p class="wp-block-paragraph"><em>&#8220;Pricing homes realistically and being willing to offer concessions, such as covering a portion of closing costs or including upgrades, will be key to closing deals . . . in a less frenzied market.”</em></p>

<p class="wp-block-paragraph">For example, let’s say you accepted an offer from a buyer, but after their inspection, you found out there are some repairs they want you to tackle before you hand over the keys.</p>



<p class="wp-block-paragraph">Rather than starting at square one and searching for a new buyer, you could offer a concession. One option is you can take on the repairs and cover the costs yourself. But, if you really don’t want the hassle of dealing with contractors, you could reduce your price by however much repairs would cost. Alternatively, you could offer to pay a portion of your buyer’s closing expenses with the idea they’d use the money they saved at closing toward doing the repairs themselves.</p>



<p class="wp-block-paragraph"><strong>Either way, a concession can be a great way to meet in the middle. However, it’s important to have an agent on your side to help with these negotiations.&nbsp;</strong></p>



<p class="wp-block-paragraph">A good real estate agent can help you decide when and how to offer concessions, so you don’t give away too much while still ensuring your house gets sold. It’s all about finding the right balance.&nbsp;</p>

<p class="wp-block-paragraph">If you’ve been holding off on buying a home because of high mortgage rates, you might want to take another look at the market. That’s because mortgage rates have been trending down lately – and that gives you a chance to jump back in.</p>



<p class="wp-block-paragraph">Mortgage rates have been declining for seven straight weeks now, according to&nbsp;<a href="https://www.freddiemac.com/pmms/pmms_archives" rel="noreferrer noopener" target="_blank">data</a>&nbsp;from&nbsp;<em>Freddie Mac</em>. And the average weekly rate is now at the lowest level so far this year (<em>see graph below</em>):</p>

Because the meaningful drop from over 7% to the mid-6’s can change your mindset when it comes to buying a home. Especially when the <a href="https://img03.en25.com/Web/MortgageBankersAssociation/%7B2c3d99d1-7158-46a6-b096-be437186cc44%7D_Mortgage_Finance_Forecast_Feb_2025.pdf" target="_blank" rel="noreferrer noopener">forecasts</a> said we wouldn’t hit this <a href="https://wellsfargo.bluematrix.com/links2/html/48d2ca53-eae6-48cc-ae94-18fcb523591b" target="_blank" rel="noreferrer noopener">number</a> until roughly <a href="https://www.fanniemae.com/media/54941/display" target="_blank" rel="noreferrer noopener">Q3</a> of this year (<em>see graph below</em>)</p>

<h4 class="wp-block-heading"><strong>Why Are Rates Coming Down?</strong></h4>



<p class="wp-block-paragraph">According to Joel Kan, VP and Deputy Chief Economist at the&nbsp;<em>Mortgage Bankers Association&nbsp;</em>(MBA), recent economic uncertainty is playing a role in pushing rates lower:</p>

<p class="wp-block-paragraph"><em>&#8220;Mortgage rates declined last week on souring consumer sentiment regarding the economy and increasing uncertainty over the impact of new tariffs levied on imported goods into the U.S. Those factors resulted in the largest weekly decline in the 30-year fixed rate since November 2024.&#8221;</em></p>
</blockquote>



<p class="wp-block-paragraph">And the timing of this recent decline is great because it gives you a little bit of relief going into the spring market. Just remember, mortgage rates can be a quickly moving target, so you should expect some volatility going forward. But the window you have as they’re coming down right now might be the sweet spot for your purchasing power now.</p>



<h4 class="wp-block-heading"><strong>What Lower Rates Mean for Your Buying Power</strong></h4>



<p class="wp-block-paragraph">Even small changes in rates can make a difference to your monthly payment. Here’s how the math shakes out. The chart below shows what a&nbsp;<a href="https://www.mortgagecalculator.net/" rel="noreferrer noopener" target="_blank">monthly payment</a>&nbsp;(principal and interest) would look like on a $400K home loan if you purchased a house when rates were&nbsp;<a href="https://www.freddiemac.com/pmms/pmms_archives" rel="noreferrer noopener" target="_blank">7.04%</a>&nbsp;back in mid-January (this year’s mortgage rate high), versus what it could look like if you buy a home now (<em>see below</em>):</p>
